7 Renovation Projects That Give a Great ROI
In recent years there’s been a lot of pressure on people to move away from doing things to their home just because they’re pretty and to instead shift focus to something that adds luxury and utility to our lives. But, surprisingly, it’s not expensive to add a touch of luxury here or there: and it adds a fantastic return on investment.
These are several steps any homeowner can do to make their entire property more valuable.
1. A Minor Bathroom Update
Bathrooms are the oasis where we start and finish our day. Fixing our faces for work, or showering and detoxing from a long day. It’s important that these transitional spaces in our home are treated as luxuriously as we want to feel while we’re in them. One of the best ways to do that is to add surprising details like black bathroom fixtures that will catch the eye and imagination.
Some may be worried about toothpaste sitting on a black fixture. But most modern faucets and sinks are extraordinarily easy to clean and won’t stain from toothpaste. Allow your bathroom to have a little fun drama in the lighting and other fixtures, and bring the room up a level. A minor bathroom remodel can bring a fantastic return on investment.
2. Lights Both Natural and Artificial
Although if you want to hide cutting corners, or doing shoddy work, this isn’t the way to go. If you’re proud of the work you’ve put into a property, updating the lighting to show it off is a great touch. This means more natural lighting through more window cutouts or increased window size. Think about adding fantastic touches like spotlight lighting in your kitchen or living room. Of course, these details are all things that buyers are looking for. They expect far more natural lighting and better-lit rooms that allow a space to look luxurious to some degree.
3. Gorgeous Entryway
Although we all know better than to judge a book by its cover: many buyers still can’t let go of a first impression after they’ve seen a property. This means that if your entryway is out of style: the rest of your home will feel like it is as well. Consider looking into entry door colors that are in fashion right now, and find one that works well with your property. Updating your porch’s paint, and adding some furniture to dress it up can also update the property, and allow you to increase your curb appeal and possibly your home’s value.
4. Protection Against the Elements
The weather has become more unpredictable than ever before. Because of that, many buyers are desperately searching for properties that feel like they’re safe. If you notice a problem, like that your front yard often has standing water after rain, look into driveway drainage ideas. Seek out options that can protect your property from any damage. This also means considering the age of your roof and siding, and following through by updating or replacing anything that needs it.
5. Fantastic Details Without Clutter
Clutter is a terrible thing for a property since it makes it look cheap. This is important to remember even when you’re simply updating the physical parts of your home and not the furniture within it. Consider how far you can go with details like wallpaper or adding details like decorative tile in your bathroom before you cross that line.
Details can be charming, but too many details can leave a building looking like a mess and struggling for a clear style or identity.
6. A Garage That Does More
Your garage says more than you’d expect! Any water gathering on your garage floor, even if it’s from snow runoff from your car, can be a hazard. Not only to everything you keep within your garage, but also the walls of the physical space. To get rid of this, look into getting proper draining for this space, and adding waterproof flooring.
Beyond this, it’s a good idea to look into inserts for garage door windows, since this makes the space overall far safer. More light means you’ll be able to see, and also ensures that water can evaporate from the extra heat that might come in from this.
7. Fantastic Lawn Updates
Updating your lawn is an awesome way to add value to your property for as little money as possible. Start with a good base and trim any grass. Edge it away from your driveway, and take care of any leaves or branches. From here, consider adding things like flowers, shrubberies, and other plants that can add to the beauty of your yard. Give your home a six to twelve-inch space between it and these plants to ensure your home is protected against flooding from the plants.
Just hard work, some tools, and possibly some plants can bring you ten to twenty thousand dollars in home value.
Your Home Can Be a Paradise
Although it may not feel like it yet, if you haven’t worked on it: some solid work and a small investment can turn around your property’s value in no time!
Consider what updates your property needs, then take your time and follow through.
